Data Transparency

We publish numbers because investors need them. We publish their provenance because investors deserve them.

Where market data comes from

Every factual claim on the site is mapped to a source in our internal registry. The panel below shows the structured citation format we attach to statistics, market claims and investment statements across homepage sections, research articles, neighbourhood pages and the investment calculator.

Currently tracking 15 primary sources across tourism, airport, port, currency, population, infrastructure, taxes, prices and yields. Each entry records institution, dataset, year of reference and confidence level.

How neighbourhood information is collected

Each neighbourhood profile combines four inputs: walked observation by the editorial team, asking prices and recent transactions cross-checked through local notaries, infrastructure status verified against municipal records, and operator feedback on demand patterns. Where a profile carries a numerical score, the underlying components are listed in the same section so readers can re-weight them to their own thesis.

Asking prices are not the same as transaction prices. We say so on every profile that quotes them.

How investment examples are built

The case studies in the Investment Decision Platform are reconstructed underwrites. Each one starts from a real, identifiable property type and neighbourhood. Acquisition costs are derived from the public IUP and notarial-fee schedules in force at the example's reference date. Operating costs come from the on-island operator panel. Where a number is an estimate, the example labels it as such, and the assumptions panel explains the source.

When figures are estimated rather than verified

A figure is labelled an Estimate when any of the following is true: the underlying official dataset has not yet been released for the reference year; the available data is a sample rather than a census; or the figure is modelled from inputs that are themselves estimates. Every estimate is accompanied by a one-line method note.

When no defensible figure is available, we say so. We do not fill the gap with invented precision, and we re-open the section as soon as primary data becomes available.
